MARKET WATCH! In February 2018 the Median Sale Price for single-family, detached homes rose significantly 4.1% from this time last year to $194,500 and the Average Sales Price .8% to $225,342. The overall inventory of detached homes for sale decreased 18.2% to 2,613, the number of closed sales increased 5.6% to 693, and the number of homes to go under contract (“pending”) increased a whopping 22.4% to 1,142. The Absorption Rate (number of months it would take to sell the current housing inventory) dropped 25.7% to continue to give us a Seller’s market of 2.6 months (6 months is equilibrium).
