Albuquerque Real Estate February 2018 Market Watch

10420-Princess-Jeanne-NE-Albuquerque-Real-Estate-Sugar-TeamMARKET WATCH!  In February 2018 the Median Sale Price for single-family, detached homes rose significantly 4.1% from this time last year to $194,500 and the Average Sales Price .8% to $225,342. The overall inventory of detached homes for sale decreased 18.2% to 2,613, the number of closed sales increased 5.6% to 693, and the number of homes to go under contract (“pending”) increased a whopping 22.4% to 1,142.   The Absorption Rate (number of months it would take to sell the current housing inventory) dropped 25.7% to continue to give us a Seller’s market of 2.6 months (6 months is equilibrium).  The Average Days on the Market came down 10.8% to a paltry 56 days.  (GAAR)

Albuquerque Real Estate January 2018 Market Watch

The overall inventory of homes for sale decreased 17.6% to 2,671, the number of closed sales increased 7.6% to 721, and the number of homes to go under contract (“pending”) rose 28.7% to 1,037.   The Absorption Rate (number of months it would take to sell the current housing inventory) decreased 22.9% to give us a Seller’s market of 2.7 months (6 months is equilibrium).  The Average Days on the Market was down 6.5% to 58 days.  (GAAR)

Albuquerque Real Estate December 2017 Market Watch

5300-Alberta-NE-Rio-Rancho-NM-87144MARKET WATCH!  In December 2017 for single-family detached, homes New Listings decreased 7.3% from last year, the Median Sale Price rose 2.1% to $193,900 and the Average Sales Price increased 3.9% to $230,180.  The Absorption Rate (number of months it would take to sell the current housing inventory) decreased 22.2% to give us a Seller’s market of 2.8 months (6 months is equilibrium).  The Average Days on the Market was 54.  (GAAR)

Albuquerque Real Estate February 2017 Market Watch

711-Tramway-PL-NE-35-Albuquerque-NMMARKET WATCH!  In February 2017 the Median Sale Price for single-family, detached homes rose 6.6% from last year to $186,500 and the Average Sales Price increased 6.8% to $223,104. The number of new listings dropped a whopping 10.7% from this time last year and the overall inventory decreased 22.6% to a measly 2,849 listings.  The Absorption Rate (number of months it would take to sell the current housing inventory) decreased 28.6% to give us a Seller’s market of 3 months (6 months is equilibrium).  The Average Days on the Market was 66.  (GAAR)

Albuquerque Real Estate January 2017 Market Watch

711-Tramway-PL-NE-35-Sandia-Heights-Albuquerque-Real-EstateMARKET WATCH!  In January 2017 the Median Sale Price for single-family, detached homes increased 7.2% from last year to $185,000 and the Average Sales Price rose 3.1% to $218,488. The Absorption Rate (number of months it would take to sell the current housing inventory) decreased 24.4%, continuing to show us a Seller’s market of 3.1 months (6 months is equilibrium).  The Average Days on the Market was only 62.  The overall inventory of detached homes for sale continues to drop, coming down 20.3%. (GAAR)

MARKET WATCH!  In December 2016 the Median Sale Price for single-family, detached homes was up 8.6% from last year to $190,000 and the Average Sale Price rose 7.8% to $222,115. The Absorption Rate (number of months it would take to sell the current housing inventory) decreased 25.6%, showing a robust Seller’s market of 3.2 months (6 months is equilibrium).  The Average Days on the Market was only 59.  The overall inventory of detached homes for sale dropped a whopping 20.9%. What does this all mean to you?  The bottom line is there is a scarcity of listings, values are going up, and NOW is the absolute best time to put your home on the market!

Albuquerque Real Estate October 2016 Market Watch

910-Forrester-NW-Albuquerque-Real-Estate-The-Sugar-TeamMARKET WATCH!  In the month of October 2016 the Median Sale Price for single-family, detached homes is up 3.3% from October 2015 to $189,000 and the Average Sale Price has come up 2.7% to $218,532.  The Absorption Rate (number of months it would take to sell the current housing inventory) has declined 21.6% to only four months (6-months is equilibrium) and the Average Days on the Market also is down to only 54 days which is 8.5% faster than this time last year. The overall inventory of detached homes has dropped significantly by 17.1% (GAAR)

What does all this tell us?  Thanks to continuing low unemployment, inventory and mortgage rates–although rates went up right after the election–now really makes this the perfect time to either put your home on the market and/or buy a new one.

And what would be a better Thanksgiving gift?…[this is a rhetorical question]…REAL ESTATE!

Albuquerque Real Estate October 2015 Market Watch

5420-Camino-Montano-NE-Albuquerque-Real-EstateMARKET WATCH!  In the month of October 2015 the Median Sale Price for single-family, detached homes was up 5.71% from last year to $185,000 and the Average Sale Price inched up to $216,252.  Home Sales was 835, up 10.16%.  The Absorption Rate (number of months it would take to sell the current housing inventory) continues to favor Sellers at 4.72 (6-months is equilibrium) and the Average Days on the Market continues to be down to only 59 days.  (GAAR)

We don’t know about you, but this is The Sugar Team’s favorite time of year.  The leaves turn color to a beautiful burnt orange, the temperature starts to drop, making it more comfortable to slip under those warm covers, and the aroma of pumpkin pie fills the air.

Albuquerque Real Estate June 2015 Market Watch

2302-El-Nido-NW-Albuquerque-Real-EstateMARKET WATCH!  In the month of June 2015 the Median Sale Price for single-family, detached homes was up 5.99% from last year to $190,788 and the Average Sale Price was up 6.01% to $226,337.  Closed Sales was 984, up 23%.  The Absorption Rate (number of months it would take to sell the current housing inventory) still shows a slight seller’s market of 5.44 and the Average Days on the Market was 56.  (GAAR)
